Scooby was posting about this a couple of years ago on Dominams.com. It must be getting trendy because my girlfriend and I will be building ours out soon. We bought a farmhouse in the country of Kentucky with a nice pole barn on it. The previous owner was big into restoring old cars and put it under heat and air with insulation. Our plans are to use it for private parties when our friends come in from Chicago. That will be a four hour drive for them. They would come to see us anyway but we want this to be a nice party spot because I don't think we are going to find anything close to an active fetish scene where we are. My question to you is what is important to you in a play space? We have a generous amount of space and tall ceilings to work with.

Congrats! You are correct that I built a space out a couple of years ago. I didn't have the high ceilings to work with. Lucky you. As a home builder, my advice is to imagine it it in use. Think about all of the things it will be utilized for, right down to where people will enter, where will the trash go and all of that jazz. You have the advantage of a pre built shell. You and your girlfriend can spend time talking about how it should come together.

Here is what I learned, based on what worked out well and what I wish I'd done differently.

If this will be a play area for you and your partner, you might want to section an area that is only for the two of you and keep it locked during parties. It is something I wish I had done. We sanitize well but we remove our toys and personal items before parties. We have toys for guests but ask they bring their own very personal items, like insertables. Lockers would have been a good thing to have too but I ran myself short on room. Starting out with a thousand square foot for a recreational area sounds like a lot until you start to utilize it.

What we did right:

A full bathroom, of course. We went with a simple shower instead of a tub. All of the towels are white so they can be bleached. There is a paper towel holder mounted to the wall for the simple washing of hands. I don't mean to sound like a germ a phobe. But, there are personal exchanges going on.

We've gotten good use out of a mini kitchen for parties. It is nice to have a full size fridge and everything necessary for set up and clean up, right down to a dishwasher.

Sound proofing if you are close enough to neighbors to need it. We are in a neighborhood where that was important. I splurged on the spray foam insulation. You probably won't need that in the country.

Lighting and a sound system have made a big difference. It lends an element that relaxes everyone. I used a lighting system where the colors can change and dimming or brightening is easy. There are overhead lights that only come on for cleaning.

Parking is something to think about. As with the privacy you will have in the country, it might not be a concern.

You will need contractors for some of these things. Depending on how discreet you need to be, be careful of local ones. You need to consider that you'll have to pull permits. If it is a small town, you probably don't want to draw too much attention. Feel free to reach out to me on private message. I will help however possible.

Thank you so much! I was down on the high ceilings because of electric bills. But, it does lend to more opportunities and the overall glam of the place. I am concerned with discretion. It will be easy to pass the finishing off as a guest house to the contractors and permit office. My girl and I can do a lot of the finish work ourselves. I have a couple of questions and more will probably come up. I will hit you up on PM.

For me it is about a large, open area with a good set if instruments. High quality, especially in whips matter. I like the special touches and overall feel of a sophisticated dungeon. But, I've had excellent sessions in empty basements and places that look like you've just been kidnapped. Good lucky with your new place. I'm sure it will be fantastic.

Thanks for your input. I've watched some rustic looking scenes go down at outdoor events and even a warehouse party. I've never seen a basement scene. It sounds intense for abduction role play.

This is so awesome for you! You have must have unlimited energy. It appears you just may have found a way to have it all. :-) As far as spaces, Scooby has great advise. When I built my space out in Rhode Island, I had 3,000 square foot to work with. I changed the parlor room cosmetically after a few years, making it more formal with a Victorian flair. Aside from that, the only regret is not taking into account insulating for sound. But, it sounds as if that may not be an issue for you. Have fun.

I think a lot has to do with your play style. Think about the kind of scenes that you enjoy or perhaps activities you'd like to try. High ceilings immediately bring suspension to mind.....having lots of space would allow for building an isolation cell if extended captivity is your thing.

Play parties would benefit from changing areas with clothing storage and bathroom facilities that can handle numbers and are easily cleaned.

Just like a house the intended use should drive design. Make a list of "must haves", "would be nice to haves" and "don't really need " or "probably wouldn't use/not my kink" then compare that against your capabilities and budget.
